GacoFlex S20 Silicone Over Mod-Bit Flat Roof Restoration – Blue Jay Associates (FL)

SITUATION

Owners of the building had consistent leaks for 2-3 years. Several contractors had provided short term solutions that lasted a few months and then more leaks would re-occur. The owners felt that it was time to completely replace their mod-bit roof to permanently stop the leaking.

UNIQUE CHARACTERISTICS

Significant annual rainfall is common.

SOLUTION

Florida Standard Roofing inspected the roof and they were confident that they would be able to restore it without having to perform a complete tear off. They would repair the areas of the roof which were heavily rain-damaged as a result of faulty work performed by prior contractors, and then restore the roof with the GacoFlex S20 Silicone Roof Coating System. This system was selected for this project because it can be applied to virtually any existing roof to create a durable, glossy, seamless membrane that seals and protects against permanent ponding water, ultraviolet light, and severe weather.

The owners were happy to have a solution for keeping building occupants dry that wouldn’t affect daily operations due to exposed roofs or a strong smell.

INSTALLATION DETAILS

All necessary repair work was performed and then the 5,000 square foot roof was washed with GacoWash Concentrated Cleaner to remove debris and oil. After the roof dried, the GacoFlex E5320 2-Part Epoxy Primer/Filler was applied and allowed to dry. Pitch pans and roof drains were then sealed using GacoFlex SF2000 SeamSeal Solvent-Free Silicone Sealant and given ample time to cure. Next, GacoFlex S20 Series Solvent-Free 100% Silicone Coating was applied.

The Facility Manager couldn’t be happier with the result. “Florida Standard Roofing offered a product that no other company did and were able to get us a ten year manufacturer’s warranty as well. They solved our problem at a much lower cost than it would have been if we had replaced the roof.”
