GacoFlex S20 Silicone Over Mod-Bit Flat Roof Restoration – BTU Electric Heaters (FL)

Situation:

Aged flat roof had significant ponding water issues – after a mild storm roughly 30% of the roof would be holding water and would take over 72 hours to fully dry. The building owners were ready to replace the entire roof and add insulation in order to divert water to the roof drains. Because the building housed the busy assembly line for electrical components where all bay doors were open throughout the day, the owner needed a solution that would not disrupt operations.

Solution:

Florida Standard Roofing, with the help of their Gaco Western Area Manager, assessed the situation. They determined that a repair of the areas of the roof where insulation was wet, followed by a restoration of the entire roof with the GacoFlex S20 Silicone Coating System, would be the most economical process. The GacoFlex S20 Silicone Coating system was selected for this project because it can be applied to virtually any existing roof to create a durable, glossy, seamless membrane that seals and protects against permanent ponding water, ultraviolet light, and severe weather.

The short duration of time needed for completion of a restoration in contrast to a full roof replacement was highly appealing to the owners of this busy company – while replacement would have taken over a month to complete, this entire restoration was performed in just over one week.

The cost savings would be the icing on the cake for this project – while a complete roof replacement would have cost the owners $100,000, Florida Standard Roofing was able to perform the roof restoration for $40,000.

Installation Details:

All necessary repair work was performed and then the roof was washed with GacoWash Concentrated Cleaner to remove debris and oil and then allowed to dry. Next the GacoFlex E5320 2-Part Epoxy Primer/Filler was applied and allowed to dry. Seams, penetrations and areas surrounding roof drains were then sealed using GacoFlex SF2000 SeamSeal Solvent-Free Silicone Sealant and given ample time to cure. Next, GacoFlex S20 Series Solvent-Free 100% Silicone Coating was applied.
