Situation:

The roof of the Oak Creek Estados Condominium Complex had been patched and repaired time and again using various methods, resulting in many layers comprised of different types of roofing materials all over the roof – and now the roof was leaking once again. The homeowners association (HOA) for the complex was interested in having their roof coated with Gaco Western’s Silicone Roof Coating and contacted Gaco’s Area Manager. Gaco’s technical department confirmed that the company’s silicone coatings would be a suitable solution.

Their problem arose when they began bidding out the re-coat project – none of the contractors they contacted was willing to take on the project due to the risk involved in re-coating so many different types of roofing materials.

Solution:

Rob Timmons of Sprayfoam SW re-engineered the specification, and recommended a complete tear-off of the existing roof, followed by application of GacoRoofFoam coated with GacoFlex S2000 White Solvent-Free 100% Silicone Roof Coating. The HOA was happy to know that GacoRoofFoam offers a high R-value and that GacoFlex S2000 is FM approved, features a highly reflective, glossy finish that can reduce cooling costs, and endures permanent ponding water without softening.

Unique Characteristics:

This was a situation where an existing roof was not able to be saved, and the best course of action was a tear-off and replacement. While the roof could have been replaced by any common roofing system, the HOA wanted the best performing, lowest cost, long-term solution.

Installation:

The existing roof materials were removed down to the plywood deck on all horizontal and vertical surfaces. Then 1.5 inches of GacoRoofFoam 273 was applied to the entire roof and parapet wall substrate. The foam for the entire project was sprayed under a tent constructed on site to avoid any windows or vehicles being hit with overspray. GacoRoofFoam was a critical component to the project – spray polyurethane foam is self-flashing and therefore ensures no future leaks. Two coats of GacoFlex S2000 White Solvent-Free 100% Silicone Roof Coating were then applied to all foam surfaces.

There were no complaints from the owners in this high-density complex due to the low odor of GacoFlex S2000 and no vehicles were damaged from overspray.
