GacoFlex LM60 is a cold-applied, one-coat, monolithic waterproofing membrane for various surfaces. It’s a 100% polyurethane, solvent-free, liquid-applied, two-component coating. GacoFlex LM60 is easy to use — single application with a squeegee, trowel, spray, or brush.
Polyurethane coatings offer high resistance to water permeability and excellent adhesion to clean, dry plywood and concrete*. However, you may need to apply a primer for other surfaces.
Urethane coatings have high tensile strength, durability, and chemical resistance. These characteristics are crucial for between-slab or below-grade structures where waterproofing membranes must function without maintenance for many years.

Quick and Easy to Apply – You can use GacoFlex LM60 to waterproof concrete, metal, and plywood in a single application with a squeegee, trowel, or brush. It requires minimal prep work and doesn’t need reinforcement, making the installation process straightforward.

Warranty Up To 20 Years – Gaco offers a material and labor warranty for up to 20 years on GacoFlex LM60 liquid membrane systems when applied according to Gaco specifications.
Between-Slab or Below-Grade Structures – It’s challenging to reliably waterproof below-grade structures. Buildings can move, undergo fatigue cycles, and expand and contract. Maintaining waterproofing integrity is difficult, especially in cold temperatures.
However, GacoFlex LM60 does not shrink or crack and has proven its reliability time and time again, even in challenging applications. GacoFlex LM60 can sustain 300% elongation (ASTM D412) and it’s rated at -50 °F (-45 °C) for a low temperature brittleness (ASTM D746).
IRMA Roofing Systems – GacoFlex LM60 is ideal for waterproofing flat or low-sloped concrete or plywood roof decks as a part of an Inverted Roof Membrane Assembly (“IRMA”), also known as an “upside down” roof. First, GacoFlex LM60 is applied to the concrete and allowed to cure. Then, polystyrene boards are placed over the membrane to protect it and provide thermal insulation, followed by a layer of filter fabric and ballast rock or concrete pavers to hold it all in place.
